Foundation Crack Assessment Questions
Does every foundation crack mean there is a structural problem?
Not necessarily. A crack’s significance depends on its pattern, movement, location, and surrounding conditions. Appearance or width alone does not confirm the cause or establish whether the foundation is safe.
Can you tell whether the crack is serious from a photo?
Photos help us understand your inquiry and plan the assessment. They cannot show all relevant conditions or replace a site assessment where one is needed. We explain any access or investigation requirements before proceeding.
Will sealing the crack fix the underlying issue?
A water-sealing repair and a structural repair serve different purposes. Sealing a crack does not by itself establish that the underlying cause or movement has been addressed. The appropriate approach depends on the assessment findings.
Should I have the crack assessed before finishing my basement?
If you have concerns about cracking, movement, or water entry, discuss them before covering the foundation wall. Finishes can limit access and make future observation more difficult.
Can you provide a report or stamped repair drawings?
Written assessment findings and stamped structural repair drawings can be included where appropriate to the agreed scope. Let us know if you need documentation for a contractor, permit application, insurer, or property transaction so we can confirm the requirements. Approval by others is not guaranteed.
What if the wall is bowing or the crack is changing?
